Booking Conditions

Terms

1. For bookings requested within one month, full payment is required immediately. [* with exceptions listed below.]
2. For bookings further than one month ahead, half deposit required immediately upon booking, with balance in full required one month prior to arrival.
3. If deposit/payment is not received within 2 days of booking, then property will not be held for you. We should appreciate you notifying us if you should change your mind prior to paying deposit.
4. A booking will not be confirmed until the full deposit or full payment is received, whichever is applicable.
5. The property will be available for occupancy after 3.00pm, and you will need to check-out by 10.00am, (unless other arrangements have previously been made).

* In relation to “Farm World” and Christmas-New Year holiday bookings, full payment is required no later than two months prior to the booked date, (as applicable) with similar terms and conditions as detailed above.

Cancellation and Refund Policies

6. Bookings that are cancelled by the intending guest within one month of commencement of stay [ *with exceptions as listed below] will not receive a refund of monies paid, unless we can replace with a similar booking for the same period at a similar tariff. In these circumstances, we will, however, reduce the refund by $50 to cover our non-refundable booking fee.

7. If we are unable to re let for the period booked, then we are happy to offer you a once only allowance equal to the amount already paid (less the $50 non-refundable administration fee) against a future stay for any available dates in the next 6 months, based on the current tariff at that time. This will be a once-only exchange and the subsequent booking cannot be changed again.

8. If balance of tariff is not received by one month prior to commencement of stay, then we have the right to cancel the booking. In these circumstances we will notify you, and the above condition applies.

* In relation to “Farm World” and Christmas-New Year holiday bookings, a two-month, non-refundable cancellation period applies, with similar terms and conditions as detailed above.

Conditions of Stay

• Valley View Cottage is a smoke free house (ash trays provided outside).
No pets allowed.
• When leaving the house, please lock house and turn off heating/cooling & unnecessary appliances.
Check in after 3.00pm, Check out by 10.00am
Damage In the event of something being broken, lost or spilled, or ceasing to work please advise us immediately so that we can fix the problem before arrival of the next guests. We will not seek reimbursement for breakages of a minor nature, however, in the event of damage or loss occurring to the contents, house or garden that necessitates repair, replacement or additional cleaning, then you agree to cover the cost of these, and such amounts will be debited to your account after we have notified and discussed this with you.
Loss, or non-return of keys In this eventuality, then you agree to cover all associated costs to rectify the situation, all such costs will be debited to your account after we have notified and discussed this with you.
Security for your possessions whilst staying at Valley View Cottage is your responsibility, and we shall not be responsible for any losses.
Travel Insurance We recommend that you take out travel insurance to protect you against any unexpected losses.
Entry: We reserve the right to enter the property to shut any doors or windows to prevent the risk of rain damage to furniture or carpets and to prevent theft, and also to turn off any lighting, heating etc that may have inadvertently been left on.
We may also need to attend to any required property maintenance, including gardening, watering & lawn mowing. We shall, however, try to do garden maintenance when you are out, or will advise you to minimize any inconvenience.
• If the house is left in an unacceptable manner necessitating additional cleaning, then you agree to cover the cost, and such amount (at the rate of $40 per hour) will be debited to your account, after we have notified and discussed with you.
Termination of Stay We reserve the right to terminate your stay:
a) if you have additional people staying at Valley View Cottage other than the number originally specified when booking. Alternatively, at our option, and upon prior discussion with us, an additional charge may be made.
b) If you act in a manner which is unlawful, or cause a nuisance to neighbours, or cause wilful damage to the property.
In these circumstances no refund will be given, and we shall not be responsible for any losses you may incur or difficulty you might have in finding other accommodation.
